THOW Rental Lot on a SFH Property/Lot. Where to start?

Part of my buy box is that I want to be able to legally set up a THOW (Tiny Home on Wheels) Rental Lot on my SFH property. I would provide a set space on my lot + utilities hook up and Tenant would bring and park their own THOW.

I've seen other people do this across the US though mostly on the West Coast.  I know overall THOW are legal in Connecticut where I'm looking to buy, but from what I've been able to research each town has their own bylaws governing them and the language can be quite vague so I'm not sure where to start.  Is a lawyer the best person to confirm what getting this approved would entail, if there are any restrictions I should be aware of (like lot size), and which towns would be best to attempt this?  If not, who would?  I understand there will likely be an approval process of some sort but would like to do my due diligence / hedge my bets as much as possible.
