Hi everyone, I'm currently 21 and work for my dad at a small family business. My brother and myself have been wanting to get into real estate investing for the past while. We are located south of the DFW metroplex around 1 hour away. 

We found a duplex in the local area and have preapproval and just placed an offer on the property. It would be a 5% down conventional owner occupied loan that we would plan to keep the property as a long term rental after we move out. I would be happy if there would be someone that  would be willing to look at my underwriting numbers using the BP calculator and make sure I'm not missing anything.

    are you able to post the numbers here? That way you'll get some better feedback as opposed to people reaching out to you which is more difficult of an ask.

    i would say to beware of insurance and property taxes. Those are going to be a big deal killer and they are rising rapidly. I'd make sure to account for repairs/capex properly too. Expect a lot of stuff to break unless it's all brand new.
