Hey everyone — I'm Jonathan, based in Connecticut, currently in Phase 0 building toward my first BRRRR deal targeting early 2027. I'm focusing on Hartford and East Hartford multifamily (2-4 units). I've been studying the market hard — analyzing practice deals, researching neighborhoods, and building out my systems before I have capital deployed.     Love the approach, doing your homework before putting capital down is exactly how you avoid rookie mistakes. Hartford/East Hartford can work, but for first-time BRRRR investors, it’s often tight on deals and margins. A lot of investors end up looking out-of-state for cleaner numbers, and Midwest markets offer undervalued multifamily, strong cash flow, and teams already set up, PMs, lenders, and contractors ready to handle remote owners. It’s a great way to get your feet wet without having to chase every deal or manage major rehabs solo.

    Welcome, Jonathan. I’m in Bristol, also focused on CT, tax deed auctions and distressed property research specifically. Hartford/East Hartford is solid territory if you know what to look for before bidding, lien survival and redemption periods trip up a lot of first-timers here.     Welcome, Jonathan — CT agent here, glad to see the Phase 0 groundwork done properly before deploying capital.

    On Arman's out-of-state suggestion — worth hearing, but Hartford/East Hartford isn't really "tight on deals and margins" the way coastal CT is. Hartford metro has one of the largest inventory deficits of any major U.S. metro relative to pre-pandemic levels, which is actually a good setup for 2-4 unit BRRRR: distressed properties still trade at workable basis, and rental demand behind your refi is unusually strong. Going Midwest trades that for easier team logistics — a fair tradeoff, but not because CT numbers don't work.

    Two things worth building into your systems now:

    • Legal unit count matters a lot in East Hartford. Plenty of 2-4 units were converted decades ago without permits for the added units — verify occupancy legality with the town before you're under contract, since it affects both financing and ARV.
    • Model your refi conservatively. Phase 0 tends to run longer than planned, so don't assume today's best-case rate/LTV holds by the time you close.
