Hi everyone! I'm active in the St. Louis and Kansas City markets and looking to connect with local and out-of-state investors focused on cash-flow rentals. Always trying to learn from others working these Midwest markets. Would love to network and hear how others are approaching St. Louis and KC. What areas are you finding the best cash flow in right now?

St. Louis and KC are definitely worth keeping on the radar for cash flow, especially when you can find the right neighborhood and buy at the right basis. I’m active in Ohio and have been seeing some interesting opportunities there as well, particularly with off-market value-add rentals and small multifamily. If you’re open to comparing another Midwest market, Ohio could be a good addition to the mix.

    KC is a great market. Do you buy multifamily or single family homes?

      Mainly single family homes right now: turnkey and light-rehab, cash-flow focused. Since you're a broker in the KC metro, are you working with investors/buyers out there?

    Hi Toby, I think there is some real opportunity with underpriced whole duplexes in certain A market suburbs of the KC metro...rents have appreciated well annually, but Market values appreciate at a slower clip in some regions.     instead of chasing a "best cash flow" neighborhood others are talking about, i'd focus on finding properties with a story that drives a good acquisition price. that's where your real cash flow comes from.

    for st. louis, check the city or county assessor's site for properties with multiple years of tax delinquencies or code violations. owners of those homes often just want to get out.

    in kansas city, look into the jackson county land bank or search the county recorder for properties with active liens. a motivated seller needing to resolve issues before selling is a good starting point.

    have you looked into these types of public records in either market yet?
