New member from Kalispell, MT — just getting started in real estate investing!

Hey everyone! Excited to introduce myself. I'm based in Kalispell, up in the Flathead Valley of Montana, and I'm just beginning my real estate investing journey.

A little about the local market: Kalispell has seen a lot of growth over the past several years thanks to tourism (Glacier National Park is right up the road), remote workers relocating, and steady population growth across the valley. That's brought both opportunity and some real affordability challenges, so I'm trying to be thoughtful about where and how I get started.

I'm still figuring out my exact strategy — right now I'm weighing options like house hacking, a small multifamily, or maybe starting with a long-term rental in a nearby, more affordable town. I'd love to hear from anyone investing in Montana or similar mountain-town/resort-adjacent markets about what's worked (or hasn't).

A few things I'm hoping to learn from this community:

  • How to analyze deals in a market where prices have run up quickly
  • Financing options for a first-time investor
  • Property management tips for someone who might self-manage early on
