    For a beginner, I’d keep the strategy simple and build the team around the deal you want to buy. Start with a solid agent, lender, property manager, contractor, and inspector, then get comfortable analyzing deals before scaling. If you’re open to investing outside Maryland, Midwest markets are worth looking at too, especially for lower entry costs and cash-flow-focused rentals. The right local team can make out-of-state investing much easier.

    The best strategy to start with Id say hands down is house hacking. After that, buying rentals. Flipping and BRRRRR are more advanced strategies.

    Thank you for the advice, I’m currently building my team in the markets I’m focused in.. I think my issues is estimating rehab cost so I can analyze the deal properly..

      If you need help estimating the rehab, you may want to consider a property that requires 'lipstick rehab' as your first rental purchase.

      Once you are more comfortable, you can go ahead with properties that require more of a rehab.

      The issue with getting a 'estimate rehab costs' is that most contractors will not provide a quote for a newbie investor where the property is not under contract. 

      You might be able to convince a contractor to visit a property with you as you are viewing it with an agent. However, I personally think it would be hard.

      You may want to work with an 'investor friendly agent' who can atleast give you a ballpark of how much the rehab would costs and then get the property under contract.

      Ask a few contractors to give you a quote while you are under the contingency period and hopefully the estimate the contractor gave you was in line with the quote from the contractor.

    In the case of a newbie, I would prefer keeping the team small, including only the best investor friendly real estate agent, a lender, an insurance agent, a CPA, an attorney, a contractor and a property manager if required. You can start out with only one of the strategies that suit you well.
