Hello! My name is Yolanda I'm 39 and work full time for a home builder. I came across the wholesaling and found it very intriguing.  Outside of Bigger Pockets, what else can I get into to find out the steps and processes I need to take to get started?

     First thing you should do is to research the law regarding wholesaling in your state. For example- In the state of Illinois you can assign one deal per year without a real estate license (Assignments are considered wholesaling).  If you do more than one and get caught therei's a fine of $25K. The 2nd thing that I'd recommend is to find a license real estate wholesaling company in your area or State and meet with someone from the company.  See if there are opportunities to become a part time assistant so you can learn the business.

    Welcome Yolanda! Working for a home builder gives you a massive unfair advantage since you already understand construction and know how to spot a property with potential. To learn the actual day-to-day process outside of BP, I would listen to  execution-heavy podcasts like Wholesaling Inc. or Real Estate Disruptors. They skip the fluff and break down actual deal structures. 

    Also, attend your local REIA meetups in person. Wholesaling is a relationship business, and those rooms are packed with active fix-and-flippers who can tell you exactly what they're looking to buy. Just make sure to look up your state's current wholesaling laws first, as regulations have tightened up a lot lately. Keep an eye out for off-market lots or tear-downs your builder passes on—those could easily be your first wholesale deals!

    Welcome, Yolanda. I’d be careful about going too far down the YouTube rabbit hole because there’s so much information that it can make wholesaling seem more complicated than it is. Learn the basics, then start focusing on finding opportunities, talking to property owners, making offers, and following up. Those conversations will teach you more than watching another 50 videos. Happy to point you in the right direction if you have questions.
