First BRRR, rental insight's needed

Hello friends! 

I am nearing completion on my first BRRR remodel. I have a 4/2 with a flex space in Haslet. I have been through the required training from Tarrant County Housing Authority in case I want to make this property available to voucher holders.

My question for the community is can you share your experience with traditional long term leasing vs. section 8 - were you able to draw a higher rent amount to rough section 8 due to a large portion of the rent being subsidized?

Any words of wisdom, or experiences shared would be appreciated.
