5 years in with Elite Property Buyers, working deals remotely across TX, LA, IL, KS, ND, AZ, NC, SC, PA, NY, MS and growing. Would love to connect with others in the space and trade notes — lead gen, contract structuring, remote closings, lessons learned. Comment or DM, let's exchange ideas.
Impressive footprint across that many states; that kind of scale really can't run without serious outbound consistency behind it. On the lead gen side, curious how you're currently handling call volume across that many markets simultaneously: in-house team, outsourced, or a mix? Always interested in trading notes with people operating at this scale.
David, the nationwide footprint you've built across TX, LA, IL, KS, ND, AZ, NC, SC, PA, NY, MS is exactly the kind of multi-state operation that maps onto tax deed auction research. Every one of those states has county-level tax deed sales — and the lead gen is free public data that scales the same way your virtual wholesaling does.
The model: each county publishes tax delinquent property lists on a schedule (1-3+ years delinquent, legal notices sent, auction date set). You pull the list (free), cross-reference county assessor values (free), calculate spreads between tax debt and market value, then connect cash buyers who want to bid at auction. No cold calling, no skip tracing — the county already identified and processed the motivated sellers.
From your footprint specifically: Tarrant County TX and Bexar County TX both have active tax deed sales. Marion County IL, Lancaster County NE (close to your KS market), Maricopa County AZ, Wake County NC — all publish tax delinquent lists publicly. The research is entirely virtual: county websites, assessor databases, auction calendars. Same remote infrastructure you're already using for traditional wholesaling.
Lucas asked about your call volume across markets — tax deed flips that question entirely. Instead of managing caller teams across 10 states, you're managing research across 10 states. The "connect" happens when a cash buyer reviews the spread and decides to bid, not when a cold caller reaches an owner.
Remote closings at tax deed auctions work too — many counties now accept proxy bidding or have moved to online auction platforms post-2020. Broward County FL (Auction #113, October 26, 2026) runs online. Tarrant County TX has online registration. The buyer doesn't need to be physically present.
Curious whether you've explored tax deed auctions as an additional deal source alongside your traditional wholesaling pipeline — same virtual infrastructure, different data source (county government instead of third-party lists), and the sellers are as motivated as they get (about to lose the property to tax sale).
