How Wholesalers Are Actually Handling Disposition Right Now (What’s Working in 2026)

I’ve been testing different wholesaler/dispo setups across a few markets recently, and one thing is becoming very clear — the biggest bottleneck isn’t finding deals, it’s actually what happens after the deal is under contract.

I’ve been spending time in different markets recently and wanted to get feedback from active investors/wholesalers here.

I’m curious how people are currently structuring relationships with wholesalers in today’s market.

From what I’m seeing, the most effective setups seem to be when:

wholesalers focus on sourcing and acquisition

and a separate person/network handles disposition and buyer matching

I’ve been testing this “dispo-focused” approach where I stay connected with wholesalers who already have deals and match them with active cash buyers based on criteria.

A few questions for the community:

Are you currently working directly with wholesalers or through a dispo/buyer network?

What’s been the biggest issue for you — deal quality, pricing, or finding end buyers?

For wholesalers: how are you currently handling disposition and buyer follow-up?

Trying to understand how others are structuring this because I think the dispo side is often underestimated, especially when there’s pressure to move deals quickly.

Would love to hear what’s actually working in real markets right now.
