Setting the expectation upfront rather than later on.. Being honest and transparent about your intentions.

It goes both ways for both lenders and borrowers. Having clear cut guidelines, a hard YES or hard PASS, saves time, money, and stress. A borrower that actually ran the numbers based on expected rates/fees rather than chasing the bottom to make it work saves both sides from wasting valuable time. Being honest with your credit, background, experience, and reserves helps tremendously to stop any surprises at underwriting.

Some people will understand, others won't until they get burned and quit the industry entirely.
