    Welcome! I strongly advise adding some detail on the market you're exploring, what your strategy would be and what you'd be able to contribute to the partnership. Whether its just financial capital, being a source of deals, the deal analysis, project management, or even just being able and willing to put the effort in; having a strong value proposition goes along way to find willing investors. BiggerPockets is where many people have found their investors.

    @Robert Kutschman, welcome to BP! One thing I’ve learned from working with investors is that a good partnership usually starts with being very clear about what each person is bringing to the table. Before getting into a deal together, I like to see people talk through who is putting in the money, who is finding the deal, who is managing the property or project, how decisions will be made, and what happens if one person wants out later.

    I’ve seen partnerships become much harder when everyone is excited about the deal but those basic things were never clearly agreed on in writing. You do not need to have everything figured out today, but knowing what role you want to play will make it much easier to find the right people. I’d be glad to stay connected and see where you take things as you get started. Since you are in Texas, I would have Texas counsel review anything specific to a partnership or deal structure.
