    Hi Alex, welcome!

    Going from one door to a few is usually where carrying costs start to matter as much as purchase price — especially in Palm Beach County, where two houses that look identical on paper can carry very differently.

    I'm based in Tampa, my family runs rentals on the west coast, and I'm building a tool that pulls Florida public records to help assess carrying costs. If you tell me what you're looking at (area, price band, single-family or small multi, or even better a specific address) I can pull the records and tell you what I find. No cost or catch, the tool is in development and I'm looking for real deals to run it against on your side of the state.

    Welcome Alex! I'm also in South FL — I buy at tax deed auctions over in Broward County, so PBC is right in my backyard.

    One thing I'd flag about scaling in PBC specifically: the property tax rates vary a lot depending on whether you're in unincorporated PBC vs. a municipality like West Palm or Wellington. Same assessed value can carry meaningfully different depending on the taxing district. Worth factoring that into your underwriting before you scale up.

    Also, if you haven't already, check out the county tax deed auction schedule. Broward and PBC both have monthly auctions and you can pick up properties well below market value if you do your title work upfront. That's been my main acquisition channel.
