Has anyone done a HELOC on and investment property or know lenders who will take a second position on a Equity line? I have a primary with too good a rate to refi, but have significant equity I want to tap without selling. Advice?

I've gleaned these lenders from the kind people on BP. I have used PenFed and TD Bank for HELOCs on investment property. Post back if you find another lender who serves you well, and I will add them to my list and pay it forward. These were largely sourced pre-CV19, so eat the fish and spit out the bones.

Try local community bank or credit union for investment properties. TD Bank and US Bank are my best recommendations….PenFed FCU was tops, until recently.

The DTI percentage range varies by lender, and is less than what you will find for an owner occupied property, due to lender risk. While qualifying for a HELOC is dependent on your home equity and your credit score, good or excellent credit makes it easier to qualify. A good average to shoot for is 620 or higher. Plus, the better your credit score, the better your interest rate. 670 to 739 is "good" 740+ excellent.

    Do you mean using a HELOC on your primary for a down payment on an investment? I'm looking into this as well. Do a simple search here in the forums as there's a lot of discussion about it

    No, I mean putting a HELOC on an investment property to cash out equity from the investment property to buy another investment property.

    We arranged a HELOC from TD Bank on an investment property about a year ago. The rates and fees weren't great, but most lenders weren't accepting new HELOC applications at the time (for primary or investment properties), so it was the best we could find. TD Bank definitely weren't the easiest to deal with, so if you have other options I'd recommend considering them first before going with TD Bank.

    Hey this is a really good question and one I've spent hundreds of hours looking for the answer to over the past few months. I've called banks and credit unions across the country and a HELOC on an investment property is like trying to find a unicorn right now in this sort of doom-and-gloom market with everything going on. I have the same reasoning as you in that I don't want to cash out refi my sub-3% rate.

    Some options:

    Fifth Third Bank but if I remember correctly they require a 60% LTV.

    Vectra Bank but they are in CO. 

    Quorum FCU. Heard they could take up to 3 months to close if they ever do.


    Sorry that's all I got after months of calling everyone and their dog.

    Investment HELOCs are thinner than primary ones, but they're not mythical — some credit unions and regional banks still do NOO lines if credit/LTV fit, and a few will allow LLC title. If the HELOC desks all pass, the usual pivot is a closed-end second or a rent-based (DSCR) second that qualifies off the property's rents instead of your full DTI.
