Following up on a thread I recently posted asking how people handle owner statements and commission splits when co-hosting for other owners. Took the feedback and built a proper spreadsheet: full gross-to-net waterfall per property per month, refunds and occupancy tax pulled out before commission is calculated, and a clean owner statement generated automatically.

Doesn't integrate with anything — you're entering monthly totals yourself, so if you're already on Hospitable/Guesty/OwnerRez this probably won't add much since they usually cover this already.

Trying to figure out if it's useful outside my own head. If you manage units for other owners, would you actually use something like this — or does everyone at any real scale already have this covered? Happy to send it free to anyone who wants to try it and tell me honestly.

    Cameron, this is actually a really practical problem to solve. Once you start co-hosting multiple properties, keeping owner statements consistent becomes a lot more complicated than just splitting revenue and commissions.

    The gross-to-net waterfall approach makes sense because it forces you to separate things like refunds, taxes, fees, operating expenses, and owner distributions instead of treating everything as one revenue number. One thing I’d also pay attention to is keeping the accounting trail clean between the owner’s property activity and the co-hosting business itself. Having clear statements makes reconciliation easier and helps avoid confusion when it comes time to review profitability or prepare taxes.

    Definitely seems like a useful tool for smaller operators who aren’t ready for a full PMS/accounting stack yet.
