In my opinion it takes a lot of time and money. Variables include how much money you have to start, what kind of RE you pursue and how much you need to support your lifestyle. It would take over 50 financed residential rental properties to make me quit my day job and that amount of landlord driven work is not at all appealing to me. And if someone has told you RE is passive they are full of it.

@Braeden Hoff That’s a great goal, and it becomes much more achievable when you turn it into a specific number and a step-by-step plan. Start by calculating how much monthly income you would need to comfortably replace your W-2, then focus on building assets or income streams that can reliably produce it. Reinvest early profits, keep adequate reserves, and avoid leaving your job before the income is consistent. It may take time, but each property, investment, or system you build can move you closer to having the freedom to choose whether you work—not needing to work.
