Hello! I am new to the community and in the beginning stages of building my full service short term rental management/cohosting company. I am trying to navigate the can and cannot of the Tampa Bay area.

  1. It is my understanding I do not need to possess a Real Estate License as long as I have an agreement with the owner to act as "licensed agent" for them. True or False?

  2. Would I be required to obtain licenses for both Vacation Rental – Condominium and Vacation Rental – Dwelling according to DBPR Property Classification if I want to do STR in houses as well as condos?

  3. Do I also need a Collective license to work with muliple owners and homes?

  4. Would I need to have mulitple licenses if I want to work across two districts such as Tampa District 3 as well as Ft Myers District 7?

    I don't know what the rules in your area or market are, but generally it is determined by who handles the money or who collects the money. You'll want to dig into the laws and regulations of the areas you are going to operate in and understand what you need to do to stay compliant in your "role" in the STR processes. I don't know what that is, but you will need to understand it and cater your services and functions accordingly.

    Be warned that the city of Tampa does not allow nightly rentals in residential zoning - no matter what anyone tells you ha. It is seven days or more. Learned it the hard way.
