I been in RE Investing for a few years now. Have had ups and downs of course! Looking to make new connections and very open to collaboration. Please send me a message if you would like to talk shop weather you are in the Airbnb or New Deveolpment business. Would love to hear success stories but most importantly your biggest lessons. Open to smart conversations and possiable JV opportunites. Looking to change gears this year. Lets connect!

@Art Rivas, one of my biggest lessons has been that a good deal and a good partnership are two different things. Especially when you’re working with other people, I’ve learned not to leave the important conversations for later. Who is responsible for what, how decisions get made, what happens if plans change, and how someone gets out of the deal are things I want clear from the beginning.
I’ve worked with investors where everyone started out on the same page, but problems came up later because the agreement didn’t really address what happened when circumstances changed. Getting those details in writing early can save a relationship, not just the deal. As a real estate attorney and investor, I’ve learned a lot from seeing both sides of deals when things go well and when they don’t.
Hey Art, saw your post. My partner and I are just getting into the Houston rental space, so happy to hear those bigger lessons! Happy to trade notes. We've been running a lot of Houston numbers lately, and taxes, MUDs and insurance are killing more deals than people expect. What's the one thing you wish you'd known before your first property?
