Hey Garrison, welcome to BP! I'd start by getting really comfortable with one or two areas of San Antonio instead of trying to cover the whole city. Practice looking at sold comps, estimating repairs, and working backward from what a buyer would realistically pay. A low asking price alone doesn't make something a deal.
I'd also spend time meeting local investors and finding out what they're actually buying: neighborhoods, price range, condition, and the numbers they need. A big buyers list doesn't help much if nobody on it wants the property you're bringing them. Local meetups can be a good place to start those conversations.
The biggest rookie mistakes I'd watch out for are being too optimistic on value, underestimating repairs, and getting a property under contract just to say you have a deal. Be upfront with sellers about your role and what you can deliver, and have a local real estate attorney review your contracts and explain the requirements before you start using them. Keep your word, follow up consistently, and don't rush into expensive courses or marketing before you understand the basics.
