Hey everyone,
I'm getting started with wholesaling in Idaho and have two questions for the investors here:
Title companies: Who do you use in Idaho that's comfortable with assignments and double closes? I'd appreciate a name and a quick note on your experience.
Serious buyers: How did you find cash buyers who actually close? Are local REIAs, meetups, or Facebook groups worth it, and what do you look for when vetting a buyer?

On vetting buyers, I'd ask what they've actually closed recently, which title company handled it, and how they're paying for this deal. A POF letter is a starting point. If they're using a lender, you still want to know what's left before that lender can fund.
We're a transactional lender and provide free POF letters for wholesale transactions we're planning to fund. I can help with that part and work through the double-close funding with the title company. You still need the end buyer's money and closing conditions lined up too.

Hi Muhammad - The First American Title in Coeur D'Alene is very good with assignment/DC transactions. Ask for Jocelyn Henning. We've used her many times.
