Property Management Recommendations in Columbus, OH?

Rental Property Investor · San Francisco Bay Area · Member since 2022 · 1 post · 1 vote

Hey everyone!

I'm an out-of-state investor purchasing a long-term rental property in Columbus, OH, and am looking for recommendations for reliable, investor-friendly property management companies in the area. I'm especially interested in hearing about firsthand experiences with different PMs, both positive and negative!

Also, has anyone worked with I Heart Real Estate Property Management? I'm curious to hear any feedback on their service, communication, fees, and overall experience.

Appreciate any recommendations or insights. Thanks in advance!

one hack... google “columbus property management reddit” and “columbus property manager biggerpockets.” you'll find older discussions where owners have already shared recommendations and bad experiences. try the company name with “reddit” or “biggerpockets” too, including i heart.

google reviews can be hit or miss. so I would read the actual complaints and replies, especially when several people describe the same issue. a tenant complaining about an unanswered leak would matter to me as an owner too.

once you've got a shortlist, I hope you have some specific situations ready for the interviews. “how do you communicate?” is easy to answer well... “show me the update an owner gets when a repair runs over budget” gives you more to go on. Hope thats helpful.

Is the rental Class B or C?

That will impact which PMCs will or will not manage it.

Not in Columbus, so no company to hand you — but here's how I'd vet one. I run 236 doors in Memphis in-house, and the rule is simple: I only outsource a function when doing it myself costs more than the 8–10% a manager charges. Ask candidates: how do they handle evictions, what's their average days-to-lease, and do they charge on rent collected or rent due — that one line has cost more landlords more money than any fee.

Demand line-item financials monthly and a cap on unauthorized maintenance spend. If a manager can't show you their inspection checklist or their tenant screening criteria in writing, keep looking. And never sign a 12-month lock-in with a 30-day-notice fee — if they're good, you won't need the contract to keep them.

I'm not endorsing anyone I don't know — verify the reviews and check the licenses before you commit.

    Hey Taylor,

Columbus is a great market to invest in.

I started investing here after moving from Florida for the growing market  about 4 years ago. I spend all day sourcing deals now.

I'd be happy to send you a graded map of the area and share a list of useful contacts.
