I'm Esteban Arrapalo, a loan officer who works exclusively with real estate investors. No conventional owner-occupied loans, just fix & flips, new construction, and DSCR, that's it.
What makes me a little different: I'm an investor too. I've flipped 2 properties and hold 2 rentals, so I've been on both sides of these deals. I know how fast things move and what it actually takes to get a deal financed and closed without it falling apart.
Quick summary of what I do:
Fix & flip — fast closings, rehab draws that don't drag
New construction — ground-up financing structured around your build schedule
DSCR — qualify off the property's cash flow, not your tax returns
If you're working on a deal, scaling a rental portfolio, or just want a second opinion on financing before you make an offer, drop a comment or send me a DM — always happy to connect and talk.
Having good people on your team makes such a difference in real estate. Working with people who understand investors and can communicate well can save a lot of time and frustration. And having been on both sides yourself, I'm sure you understand the process from a different perspective.

@Esteban Arrapalo, I can relate to what you said about being on both sides of a real estate deal. I'm an attorney, broker, and investor myself, and I think having that firsthand investing experience changes how you approach things when you're working with other investors. You understand that there's a lot more involved than simply getting a property to closing.
I've worked with investors where the financing, contracts, and ownership arrangements all needed to work together for the deal to make sense. Sometimes a small change in one area can affect the rest of the transaction, and that's where having professionals who understand the bigger picture can really help.
I enjoyed reading about your background, @Esteban Arrapalo. Lending and real estate law cross paths quite a bit, and it's always interesting to connect with people who also understand the investor side firsthand. Happy to stay connected!
