If your marketing budget hit zero tomorrow...

Honest question for the people doing volume: if your marketing budget went to zero tomorrow, where would your next deal come from?
I asked myself that a while back and ended up building something to pull motivated sellers straight off the market.

I’m curious what everybody else’s answer is, because I think most people would be stuck. LMK!!

If my marketing budget went to zero tomorrow, I’d still have leads coming in through my Facebook group method. It consistently brings me leads for free, so whenever my other marketing slows down, I’ve got that channel keeping my pipeline active. That’s where I’d look for my next deal.

That's awesome. Facebook groups can be powerful. You're finding motivated sellers there? Or wholesalers to JV with?

I’d go straight to county open data. In Allegheny County there were 1,258 residential parcels with a mortgage foreclosure filed in the last 12 months, and 25,129 with three or more distinct distress signals. Fresh filings beat another software subscription.
