Hello, I’m a new investor in commerical real estate. I wanna say hello and get advice from anyone on how to network and how to finance these deals? How hard is it to create a GP team? Can I just present deals to brokers for others? How does creative financing work? Where is really the danger in buying commerical properties since the bank understands that it’s a business credit and not a personal credit on individuals in the deals?

Welcome! I would start with networking and learning. Get to know some local brokers, lenders, investors, and property owners. Those relationships will help you understand how deals actually get done.

An LLC doesn't mean there is no personal risk. A lot of commercial lenders still require personal guarantees, especially when you're newer.

There are also several ways to structure creative financing, including seller financing, assuming debt, or bringing in a capital partner. The right option really depends on the property and the people involved.

On the financing side, most commercial lenders still want a personal guarantee, so your personal credit and liquidity matter even when the deal sits in an LLC. They look at the property's income first, then your experience and cash reserves. For a first deal, a smaller property or a partner with a track record makes approval a lot easier.

Welcome, John! You’re asking some great questions. I’d recommend starting by building relationships with experienced commercial investors, brokers, lenders, and potential equity partners. Those connections can eventually help you put together a strong GP team.

When it comes to financing, there are several routes depending on the deal, including commercial loans, seller financing, equity partnerships, and certain business funding options.

I specialize in business funding, including business lines of credit, business loans, SBA financing, and revenue-based funding. One thing I'd point out is that financing through an LLC doesn't automatically eliminate personal liability. Many lenders still require personal guarantees.

I’d focus on understanding the numbers, cash flow, financing terms, and potential risks before jumping into a deal.

Are you looking to start with multifamily properties, retail spaces, or another type of commercial real estate?
