Recommendations for Land Contract / Note Servicing Companies in Portage County, OH?

Hey there,

I am currently acting as the buyer closing on a custom land contract for a single-family home located in Portage County, Ohio.

To protect both parties and keep everything clean, we want to use an independent third-party servicing company to handle the contract's ongoing administration. Specifically, we are looking for a reliable, low-cost escrow, title, or dedicated loan servicing company that can:

  1. Collect the monthly payments from me (the buyer).

  2. Impound and pay the annual property taxes and hazard insurance.

  3. Disburse the remaining principal and interest to the seller.

For those of you doing seller financing or land contracts in Northeast Ohio, who do you typically use for long-term note servicing? Are there local title companies or specialized servicing agencies you’d recommend that won't break the bank on setup and monthly fees?

Any advice or provider names would be greatly appreciated!

Bobby, using an independent servicer sounds like a good way to keep the payment and escrow side clean, especially when you’re dealing with a long-term land contract. I’d make sure the servicer can provide a clear year-by-year breakdown of principal, interest, taxes, insurance, and escrow activity. Having that record from day one makes the accounting and tax side much easier for both the buyer and seller.

I’d also make sure the underlying land contract clearly spells out who is responsible for taxes, insurance, repairs, and any other property expenses. Those details can become important later if there’s ever a dispute or the property is transferred or sold. From the tax side, I’d want the buyer and seller to have the transaction reviewed properly as well. Seller financing can create different tax reporting considerations than a straightforward cash or bank-financed purchase, particularly around the interest and principal components.

The servicing company handles the administration, but I'd still have the CPA and attorney review the actual contract and tax treatment rather than relying on the servicer to determine those pieces.

Feel free to DM me, I’d be happy to send over a few resources that might be helpful.
