Foreigners bidding on Spanish judicial property auctions (subastas.boe.es) - how did

Looking into Spanish judicial property auctions (subastas.boe.es) as a non-Spanish-speaking investor. The registry documents (nota simple) and legal notices are only in Spanish. Has anyone found a good way to verify charges/liens before bidding, or is this a real blind spot for foreign buyers?

@Antonio Palomero García, I think this is a valid concern, especially when you're dealing with legal documents in another language. I wouldn't rely on a translation of the nota simple alone to decide whether a property is safe to bid on. I'd want a Spanish real estate attorney to review the registry records and auction documents and explain which liens or other obligations could remain after the sale.

I'm a real estate attorney, broker, and investor based in Maryland, and I work with investors on title issues, contracts, and property transactions. One thing I've learned is that identifying a lien is only part of the process. Understanding how that lien affects the buyer is just as important, especially with foreclosure and auction properties.

I appreciate you bringing this up, @Antonio Palomero García. It's an interesting question because language barriers can make an already complicated process even harder. This connects closely with the title and real estate work I do, and I'd be happy to stay connected!
