Hi all,
I’m looking into suburban house hacking: renting a spare room by the night or week while you live in the home, around Houston, Indianapolis and Tampa.
what stood out -
Rooms are rare. Whole homes make up 72–89% of short-term listings in most of these suburbs. Pearland is the exception, at about 42% private rooms.
Guests aren’t mostly tourists. Average stays run about 5.5 to 8 nights. Visiting family was the main reason for 48% of Houston’s overnight visitors in 2024, and hospitals and job sites add patients, caregivers and workers on assignment.
Living on-site can help with the rules. Indiana treats a short-term rental in an owner-occupied home as a permitted residential use. Unincorporated Hillsborough County (Tampa) reportedly requires stays of 7 nights or more.
If you rent a room short-term in a suburb, what's the guest type, what minimum stay do you usually set, and how does the occupancy fluctuate ?
The opportunity you're spotting is real — the lack of room listings means less competition — but the compliance side is where this strategy lives or dies. Before anything else, check the STR rules in each specific suburb: many cities and HOAs restrict or outright ban nightly rentals, and the rules can change street by street. Talk to your insurance agent about a short-term rental rider, because a standard homeowner's policy often won't cover paying guests. Screen guests carefully, price against extended-stay hotels more than whole-home Airbnbs, and keep meticulous records for taxes. A knowledgeable local agent who understands the STR ordinances is worth their weight in gold on this one.
