Houston Investors- Looking to learn, find deals, and explore partnerships

Hey everyone, I am in north Houston and looking to connect with other real estate investors!

I own one rental and looking to raise capital and expand my portfolio. I have plenty of time to put into finding deals and doing the legwork but could use some help properly analyzing the deal and putting everything together.

I'd love to connect with someone who has more experience than myself and might be open to working together on deals. I am especially interested in finding a JV partner or equity partner where I can help find the opportunities and do the research while partnering with someone who has more experience or access to capital. I'm absolutely open to sharing the profits for how it makes sense to both sides.

I want to put in the work, build relationships, network, and come out with some win-win opportunities along the way.

If you’re in Houston area, I’d love to connect, please reach out!

Hi Michelle, welcome! We're building free tools for Greater Houston investors at DSCR Labs and spending a lot of time talking with investors at your stage, so I think we can help on a few of the things you mentioned.

Analyzing deals: in north Houston, the numbers that usually sink a deal are the ones listing sites get wrong. Your tax bill resets after you buy and is often much higher than the seller's, especially inside a MUD. Landlord insurance costs more than a homeowner's policy, and flood zone matters too. Send me any address you're looking at and I'll run the full numbers for free and walk you through them.

Capital: there are a few routes, and they can work together. One is the equity in your current rental, which I can estimate for you. Another is the right lender for the purchase. A third is a partner. We're meeting a lot of Greater Houston investors, and I'm happy to introduce you to people who might be a fit as we go!

Hey Michelle, I like your approach to building your portfolio and being willing to put in the work to find good opportunities. I work on the lending side with Civic Financial Services, helping investors explore financing for rental properties, fix-and-flips, and other investment projects. Happy to be a resource as you analyze deals and look at ways to grow your portfolio. Always good to connect with other Houston investors!
