Good morning, BiggerPockets community!

My name is Mayo, and I represent Gilfurt Capital, an independent commercial real estate financing brokerage.

I'm expanding my professional network throughout Houston and looking to connect with commercial real estate investors, multifamily operators, developers, and investor-focused real estate professionals.

As we approach 2027, I'm interested in learning where investors see the strongest opportunities in the Houston market.

Are you currently focused on:

• Multifamily acquisitions and value-add opportunities?

• Commercial property acquisitions?

• Refinancing existing investment properties?

• Ground-up development or construction projects?

I'm also interested in hearing what financing challenges investors are encountering as they prepare for their next acquisitions.

Looking forward to exchanging ideas, learning more about your investment strategies, and building meaningful professional relationships throughout the Houston market.

Best regards,

Mayo

We invest in a variety of markets, so we're not tied to one particular area. We're pretty selective and spend a lot of time looking at the operator, the numbers, and the business plan before investing. There are still good opportunities out there, but we're not interested in investing just because something is available. If it takes a little longer to find the right deal, we're okay with that.

Thank you for sharing your perspective, Denise. I appreciate your feedback.

I agree that evaluating the operator, financials, and overall business plan is essential before committing to an investment. Quality opportunities are worth waiting for.

I look forward to exchanging ideas and building professional relationships with experienced investors like yourself.

      Best regards,

I’m pretty selective these days, so financing is really about making a good deal better, not trying to make a marginal deal work. With rates where they are, I’d pay close attention to the debt terms, not just the rate; amortization, recourse, prepayment and how much flexibility you have if the business plan takes longer than expected. A good property with the wrong financing can still be a bad investment.

Thank you for sharing your perspective, Brian. I couldn't agree more.

The overall financing structure is just as important as the interest rate. Amortization, prepayment provisions, recourse, and flexibility can significantly impact an investment's long-term performance.

I appreciate your insight and look forward to exchanging ideas with experienced investors throughout the community.

      Best regards,

      Mayo
