Property Management Referrals

Specialist · Indianapolis, IN · Member since 2025 · 23 posts · 19 votes

Hey all,

I am looking to find and vet property management companies in the greater Indianapolis area to add to the trusted network that I refer out to my clients.

If you have an active recommendation for a local PM you trust for residential or small multi-family assets, please drop their name below. Likewise, if you represent a local property management company and want to connect, feel free to drop a reply or shoot me a direct message.

Blessings,

Ethan

I do not have an Indianapolis name for you — I run Memphis — but I will give you the screen I would run before any PM goes on a referral list, because a bad referral costs your clients real money.

First, ask for a sample monthly owner statement and a real repair invoice. If the paperwork is vague, the management is vague.

Second, ask their average days vacant and how often owners hear from them during a vacancy. A 3BR renting at my Section 8 range of $1,395-$1,950 loses real money every empty month.

Third, ask the repair approval limit and who does the work.

Then trial them on one property through one vacancy and one repair before they get client #2. At 236 properties, I refer systems, not personalities.

I would vet property managers the same way you would vet any hire: by their systems, not just their pitch. Ask how they screen tenants, how quickly they respond to maintenance, how they handle late rent and evictions, and what their fees include, because a low monthly fee can hide leasing or maintenance markups. Ask for a sample statement and a sample lease, and ask how often owners hear from them, not just when something goes wrong. References matter, but ask for owners with properties similar to yours, and ask how long those owners have stayed. I would also visit a property they manage, or at least look at their listings and reviews, to see how they present homes. A knowledgeable local agent who works with investors can sometimes point you toward managers with a good local track record, but the final check should be your conversations and paperwork.
