seems strange to me - lots of much safer and more legitimate ways to invest in "private money" than paying a guru IMO. What are they charging for this "facilitation"?
I haven't worked with them personally, so I can't vouch for them either way. If you're going to put money through any PML facilitator, here's what I'd want answered first:
- Is investor money held by an independent third-party escrow/servicer, or does it pass through the facilitator's own accounts?
- Who services the notes, and what happens if a borrower defaults — who handles the workout or foreclosure?
- Can they show you completed deals with investors who've been through a full cycle, not just funded?
- What are all the fees, and are they paid by the borrower, the lender, or both?
- Is the setup compliant in your state?
If any of those answers are vague, that's your answer. A good facilitator will welcome the questions. — Dan
