My partner and I are building a rental portfolio in the greater Nashville area — Nashville proper plus within 25 miles — and we're looking for two people:
1. An investor-friendly agent who knows the rental neighborhoods, can identify investment grade opportunities, can run real comps and rent estimates, and has access to off-market deals. 2. A RELIABLE AND HONEST contractor who's worked with investors, can walk a property and give a realistic rehab scope and budget, and can execute renovations on rentals.
Our buy box: single-family homes, 3–4 bedrooms, at least 1.5 baths or multi family if the numbers work. We're open to clean turnkey purchases and to value-add properties we renovate and hold. We have $2M to deploy and we're buying multiple properties, not a one-off.
If you're that agent or contractor, or you've worked with one here you'd trust with your own money, I'd appreciate the introduction. Happy to share our criteria in more detail.
Also, new to BP, so if I am posting this in the wrong area LMK, or if there's any advice would love to hear it.
Jamil, a $2M buy box across greater Nashville is a great spot to be in, and finding the right investor agent there is exactly what I help people with. I work with a network of investor-friendly agents and lenders, so I can connect you with someone who actually runs rent comps instead of just sending listings. When you interview agents, ask how many rentals they've helped clients buy in the last year and have them pull rent comps on one property before you commit. Message me the neighborhoods you like best and your target price per door and I'll point you to the right person.

That's a great buy box, and Nashville has a lot of options in that range. Since you're out of state, the agent is really going to be your eyes on the ground, so I'd lean toward someone who owns rentals there themselves. They usually know which pockets rent well and which ones just look good on paper, and they tend to have a contractor or two they already trust, which could knock out both of your asks at once. Happy to make a recommendation on an agent, I'll shoot you a message.
Having sold over $250 Million Dollars worth of investment properties, there is no greater red flag than a buyer who hasn't bought anything saying they're gonna buy $2 Million Dollars worth of houses. In almost 2 decades in the game, I can tell all the Realtors who see this that this really means "I ain't gonna buy Sh*t" from you.
I deal with a $10mm portfolio of properties in CA. I am a real estate attorney and broker in CA. I want out of CA. Thanks for your worthless post though.
Hey Jamil! My wife and I own a construction and remodeling company in Idaho, and we've spent years working on residential renovations, investment properties, and flips.
We've actually been exploring opportunities in Tennessee and are looking to build relationships with investors who have the capital and are actively acquiring properties. Our goal is to bring our construction experience, project management, and renovation capabilities to the table while building long-term partnerships.
I realize you're looking for someone local, but we're open to traveling or temporarily relocating for the right opportunity. I'd love to connect and learn more about what you're building to see if there might be a fit!
Hi Jamil. I’m an investor / agent located in the middle TN area, just outside of Nashville. My husband and I have a portfolio here and moved here from CA. I’d love to chat more with you about your needs and the area.

@Jamil WhiteGrowing that portfolio is going to be fun and exciting (and hopefully enriching). However, it's going to be hard to bat 100%. And you will get a property in your portfolio that ends up not being what you thought it would. Or conversely you may end up with a home run (to sell to an end user) that leaves you with significant equity but a lower roe because of that tgrapped equity. This is when you'll want to do what we call a diversification 1031 exchange,
the 1031 will let you sell that problem (or take advantage of the equity growth) and purche multiple replacements while indefinitely deferring paying the tax on gain, or depreciation recapture. Part of growth is prudent pruning. And this part of your business plan will reap you great benefits and keep the taxes at bay.
