Aside from that, having partners may allow you to progress faster than you would on your own as you are not likely full time in the biz yet might not be available all the time to drop your life and take care of something investing related but with partners you can address those issues more easily.Many people have had great partnerships.

Yes, there's a lot of variation in that area, you would need to provide the block number or the actual address to receive an accurate "valuation".

Once you give them the address they violate your written, or verbal agreement and buy the home without paying you, or sell it off to somebody they know without paying you.

Risk is never minimum when you're going after bottom of the barrel properties with no understanding of the local area and then you go and sub it out to a PM while sitting 600 miles away.I would become nervous if you find a PM that willingly accepts this property to manage.If you can post address/info, you may receive more specific feedback from the few BP members that actively invest in Toledo.
