This passed earlier this year and effective January 1, 2022, bill payment services such as Apartments.com (using ACH), PayPal, Venmo or ANY other alternative must send the tax payer a 1099-K for payments collected over $600.

Question is how small is too small that would effect the future rental growth and property value?  

None of them are perfect, but make sure that the one you select is truly providing you a turnkey product and that they provide you a good quality property manager. 

In our experience, the #1 mistake landlords make when selecting a Property Management Company (PMC) is ASSUMING instead of CONFIRMING.

This gives you the opportunity to clean the place up and rent it for a significantly higher amount with tenants you've selected and can train.You could tell them there's no deposit and demand rent payment, but they likely won't pay it.

Think about it... its unfair for them because 1) They don't know the deal risk profiles nor the operators, 2) They don't know your future deployment plans to account for your estimated Adjusted Gross Income (effective tax rate) for the next few years, and 3) they don't know how much depreciation is going from the plethora of investments you look to go into.

I guess that I'm impressed they not only built out a model that could get with in 7% of FMV for that many homes, had an effective UX that made ppl want to use it, got a system up and running to take possession and make ready for sale that number of homes across such a geographically diverse area during a global pandemic which changed the way ppl work and lead to crazy home prices.

I personally believe if you select the correct properties to show, there will not be many concerns.
