Jewelry is rather tuff unless you know what it is, get it appraised at least by a jeweler and have a lock box arrangement, otherwise you might get a cubic Z.I do gold and it gets tested and locked up.But personal property needs to be identified and detailed on a UCC form, filed for record to perfect a security interest.

If you started marketing the day he moved out in November, you probably could have had a tenant in place by mid December or early Jan. and you wouldn't have been out any lost rent.I know this may not be what you want to hear, but if you seek a judgment it is going to cost you filing fees, attorney fees, and then you still have to collect the money.

The common response is send a 3/5/7 day notice to quit and if nothing shows up file for eviction after you wait.Many say their situation is unique, their tenant is normally good for it, etc etc, but the comments almost always say "The check is in the mail is a LIE".Now for my fun situation.

There's no guarantee current management will get them out in a reasonable amount of time or that they will do in the eviction in a way that does not make the situation worse (a lot of times tenants leave once papers are filed or you can do cash for keys) Plus, then you'll want to inspect the unit to make sure the unit is not trashed.
