What works for me is keeping it real and consistent online, educating people every day with real life deals, problems, and solutions.

They will work at a normal 9-5 and be content living a simple life.

Bathrooms matter mainly for turnover and appeal, not rent.A 2-bath will lease faster and attract stronger tenants, but the rent bump is usually modest unless you're in a higher-end area.A 3/1 can still cash-flow great; a 3/2 just makes life easier.3.

I wish I had the courage to take this leap earlier in life, but am excited to begin this journey and learn as much as possible from all of the experts here. 

I can definitely relate to that stage of life.

And as it slowly came back to life, it did such incrementally.
