The model involves renting to college students on either an academic calendar or yearly calendar (some kids stay for summer semester).Researching what other landlords do for the the off campus housing program, many will offer the units furnished.  

The enemy method partly involves researching similar listings in your area to see what others are charging and adjusting your price accordingly.
