I would house hack a primary residence and put down 10% down or however much you need to so you can afford another place out of state. 2. build your team out of state and start implementing your desired strategy first.

Single-family vs rooming house inspectionYes, this can be a meaningful difference.Rooming houses often trigger:• Stricter fire separation requirements• Additional smoke/CO detector placement• Possibly upgraded egress, lighting, or signage• Different occupancy limits per roomI would assume the inspection will be more stringent and plan accordingly.

There are a number of posts on BP where the poster (landlord) has a relatively simple dilemma with an inexpensive solution, but because he believes “the tenant is trying to take advantage of me” or “I don’t have to do that”, or “that will kill my cash flow for the month” doesn’t or won’t implement that solution and instead suffers the greater expense, hassle, time commitment, or negative consequences.
