To the best of my knowledge (if I'm wrong here please correct me, someone), since the HUD manufactured home framework came out in the late 70s, multi unit manufactured homes have never been financeable with fannie/freddie/fha money, meaning no one ever made them, and probably no city ever allowed these types of modifications because they would create potential blights, meaning there's about a zero percent chance that any of the stuff making that thing a multi-unit has permits, is remotely close to being up to code, etc.

By the time you add closing cost etc $15k is a very thin margin were something to go wrong or your estimate being off.Have you tried to get the seller to do a loan modification?

Tax liens, pre foreclosures with equity, absentee owners, properties that havent been sold in a long time, property in probate, reaching out to the beneficiaries or successor trustees of property put into trusts when the trustee dies, befriending a divorce attorney and asking them for leads, looking through the registry for loan modifications usually these people still cannot keep up with their mortgage.

My deceased husband had our home loan i was on survivor ship deed only, and i made the pmts on the home for almost 3 yrs and the bank wanted me to fill out an application to finance the home into my name since my husband did a loan modification and he was no longer here to sign the final paperwork.

I suppose rent could be increased to account for the higher utility bills, but in general is there a general clause in a lease that you normally put in to disallow things such as the window air conditioner or other modifications to the unit.
