And we ask that our clients stick with us during this period of transition - we know you don't owe us your patience, by any means, but we sure do appreciate it :)Now, while I absolutely agree that we need to do a better job on increasing our communication efforts, I will note that one of the reasons you will often see complaints about communication frequency on BP (not about Spartan in particular, just in general it's a topic that comes up a lot), is because it tends to be the primary issue for new investors, who are also some of the most vocal and enthusiastic participants on the forums, since they're excited to learn and get started on a new adventure.

If reasonable guidelines are not in the landlord-tenant act for your jurisdiction (cool that Florida makes it clear) you can still include it in your rental agreement, if your agreement is in compliance with your state and local laws.If the tenant doesn't abide by the terms of the rental agreement, then serve a legal "notice to comply", or whichever notice is appropriate for your state.I like the idea of bumping up the frequency of inspections when tenants violate rental terms.

@John WoodingtonHi JohnMy wife and I have had these discussions at length.I don't have any issues with doing this.Here's a few more possibly related questions:When you don't know the 'fair market price' is it fair to offer a house for sale or a place for rent, only to later increase the price when frequency of responses support a higher price?
