@Stuart UdisHi Stuart, excellent points on determining whether the BRRRR was a successful BRRRR even though it might be profitable and you were able to pull allor most of your money out of the deal.By knowingly not completing the necessary repairs, the success is somewhat hidden from the facts.

My local bank would refinance me at that point since the principal paid would be past the 20/80 threshold.if the seller rejects this, are there any other creative solutions to bag this deal?

I am not saying Nomad is the same situation, but being digital might be a negative verse a positive if you are looking at it as trying to actually keep your property/asset in a position to win verse just going with an easy solution.

I'm able to pull information on a property's initial sale date but as we all know those rarely end up being the actual sale date due to postponement/adjournment/etc.

Why can't you pull comps?

It takes a bit more time, but might be a solution for now.

Planning to go with a SaaS solution for accounting and management so am open to any and all suggestions on that front.
