Wood paneling / simulated wood paneling - as seen in the pictures, its everywhere, including a really cool step-down-into library where its wrapped around the whole room with shelving (see picture 3).In my last flip, we painted wood paneling like this, but it wasn't so much of it. 

I'm also not sure how to simulate syndications using that. 

There are some sites that have "score simulator" programs that you can mess around with that will help you understand what is affecting your score and see what effect certain actions will have on your score.

Simulated Analysis - I'll take atleast one of the above properties and do a quick analysis on it as both a flip and a rental property.

It does not simulate tile.

The simulation was for 15 years.Those who got information every 3 to 6 months  and a year did not do as well as those who got information much less often.Why?

Are there any programs that simulate the process?

If you're willing to invest a few $ there are companies that can simulate what the end product will look like; virtually stage it. 

I'll call it a simul/double closing which is common verbage in the industry.So what is it, or how is it different?
