A little less than half the property is marsh and there isn't enough area to alter the wetlands and replicate it elsewhere on the lot.

Unfortunately those deals cannot be replicated in my market no matter how hard I try and I'm not looking out of state.

Remember, CoStar comps is updated by brokers themselves, other places like REIS have a staff of around 100 people who try and do this data themselves which is impossible to replicate CoStars superiority when it's updated daily by thousands of brokers in the market.

These types of buildings have a certain character that is really expensive to replicate with moldings and old style flooring etc.  

Thus having no personal money in the deal.Hard to replicate, but if you put enough of those creative offers out there, you never know what may happen.

Thank you - so far this looks like the only option out there and for whatever reason, no software for non realtors can replicate it. 

I would usggest not quitting your job until you have bought enough properties that you feel you have learned a strategy to the extent that you know in your heart you can replicate it again and again.

How much time do you want to invest replicating what they do for SFR?

No hassle bc you don't need to find  team yourself to do the renovations, its done for you.If you already have a reputable company who will do the work for you (assuming you are rock-solid on them), then you're already replicating the value-add from a turnkey provider.

I'd look at renting out the other unit and then replicating what you just did with a different loan product.
