How do I find what neighborhoods are up and coming?

How do I find out which neighborhoods are up and coming on the internet. I know that I could look on YouTube news and I believe I can call planning and development but they only go so far. Is it propstream or can I find out another way. I know I can contact Realtors but I rather find out through black and white thank you guys.

Hey Aaron, Columbus, Ohio is a great market to consider if you're leaning towards appreciation. Multiple, billion dollar companies are investing heavy in our area, such as Intel, Google, and Amazon. Which will bring plenty of other investors and general business to the area. I moved here from Florida after seeing the projected growth.

As for the neighborhoods.. I would focus on areas up north like Linden and areas on the west side of Columbus, like Franklinton and Hilltop.

Linden is seeing a large amount of investment activity within residential 1-4 unit properties and newly developed facilities, which were ignited by the ONE Linden Plan. With new construction and renovations going on, on almost every block.

In Franklinton there are plenty of large projects going on that will bring massive growth to the west side of Columbus, such as the Peninsula Development, which is a multiphase project that will erect a 24 story apartment complex featuring a grocery store, a multi use office space building, and a new hotel featuring a two-story Pins Mechanical venue.

Look for neighborhoods where there are lots of people with bad hats and bad facial hair. This sub-species of homosapiens is known as Hipsters.  Somehow this invasive species causes property values to increase after an infestation.

As a former hipster (before the word existed) this actually probably true, but for obvious reasons.  These "hipsters" are young college grads who will live in areas that are (A) relatively inexpensive, (B) low or trending down in crime, (C) close to attractive civic amenities, and (D) are close enough to jobs.  Isn't that what we, as investors, all look for as well?

Although you said you are in CA and want to invest elsewhere (I'd recommend something within a 1 hour drive from where you currently live), the process of picking the right market is the same.I like to see good $/sf growth over the last 2 years, and a market that is $700/sf and higher. This chart basically shows me which City's are most desirable (can do the same with Zip Codes):

Anything to the right of 0 means the $/sf is growing QoQ on average, and the height is the current $/sf of that market. As you can see, there are a few City's that are at 5%+ QoQ $/sf growth, but lots more towards 0-3%. Instantly I can tell the hottest markets from the normal and cold ones, and separately determine which one's I am priced out of due to crazy high values.I'd suggest a similar value-based approach if you have the data to calculate on to identify a few markets to start looking for deals in, but remember this is still too broad of analysis to make a go/no-go decision on the projects you find. You still have to run comps on everything, determine construction costs & estimate ARV, carry & commission costs, etc to make sure that deal in that market makes sense.

@Aaron MaxwellIf you are investing from out of state and aren't going to visit the city find an agent that's investor-friendly and ask them what areas you can find positive cash flow in and have devolvements going on. Write down some of those areas and then research them yourself. You won't find the answer to the question above with a quick Google search.
