How to view recently rented properties near me?

Question

Is there an MLS search to do this? Sort by the last week, the last 2 weeks, last month, etc?

REIPro and Propstream do not have it. Seems every software has something for recently sold, but not recently rented.

As a Realtor I use the MLS - very straight-forward search.  But a lot of landlords list themselves with things like Zillow rent manager.  I will never see those in the MLS.

Just to clarify - I don't need assistance in setting my rental price. I don't need assistance in knowing what the market is dictating. I need assistance knowing what has rented in a specific time period, say the past 10 days. I talked to my realtor and will likely have to go through them , but it's a hassle to constantly communicate with them.

I use word of mouth. I talk with fellow investors and landlords in my area. I try to stay in touch as much as possible with them. Everyone in my group that I am in contact with also works very well together sending each other tenants and just feeding each other general information. Becoming friends with your competitors can be a big plus!

@John Collins best way I’ve seen is talking to either renters or landlords in the area. Defiantly the most accurate but takes more time and some work. However, good way to network as well.

Interesting question. Can't speak for other markets, but we're here in Denver and Colorado Sprigs. While there are searches you can do on the MLS for rentals, so few landlords list their properties on the MLS that I don't think it gives an accurate portrait of rental prices.

As someone else said, we use -- and have many of our investor clients use -- Rentometer. We also use Facebook marketplace and zillow. Just be aware that none of those sites give you prices that people actually received in rent. Those sites are all based on the average price of rental listings. They won't know what they actually got. So sometimes you'll see a similar unit for, say $2,200, when you've heard it should be closer to $1,800. On closer inspection, you notice that that the $2,200 listing has been on for 55 days. Hmmm...no one's biting at that price? Tells me you can't charge that.

So just keep that in mind.

@John Collins I'm new to the game as well, but it seems like Rentometer is pretty good. Another way I have been checking while running numbers is by looking on Craigslist. I use the numbers from Rentometer and Craigslist and take the average. Craigslist is also good for finding rents for rent-by-the-room if you are house-hacking.
