That’s how a lot of investors scale, but it’s risky if you’re already working with limited capital.Best option is save up some more maybe even wholesale some deals if you're really trying to speed up the process.

Make sure its not a simple letter based on a generic credit pull make sure they offer a fully processed/Underwritten loan which is a loan commitment.That will offer you your Maximum loan amount, clearly show a PITI payment and allow you to gauge a realistic cash flow.
