It would overlap CA in term of growth for sure. 

Doing anything at scale would likely take an act of congress, decades of litigation and environmental reviews, multiple huge overlapping federal bureaucracies working together, not to mention much of the available federal land is not useful for building housing on as it's in remote areas far from jobs with no water and sewer access, roads or infrastructure... so easier said than done.

BUT, if you can manage that and find the right deal... you're going to make more than the wholesaler did (most of the time).Realtors, again overlapping skill set.

They also refuse to overlap tenants, IE won't do showings in the tenant's last month so you're pretty much guaranteed to have at least 1 month gap.

Asset Protection planning and proper Estate Planning overlap and are connected.

I will need to triple check to make sure there wouldn't be any overlapping restrictions by using asset dissipation, but I have not come across any so far.
