You are not going to replicate that.Second, it is important to start.

If you're not willing to find the hot markets, find a property with a 15% equity position, make sure the property cash flows by doing the real math, find the lenders, contract out the work that every house requires to attract renters, SELL the "compassionate financing" system and replicate this over and over then you'll never take action!  

I think my process is pretty easy to replicate in any market, so it's definitely something that could be useful as you start looking into markets.Best of luck!

Don't get me wrong, it is hard to replicate years of experience, through thousands of transactions, I completely get that. 

However this set of circumstances simply is not going to replicate itself going forward, and anyone whose claim to fame is having bought something with absolute maximum leverage in 2011 and having it happen to work out is going to have to rework that business model going forward.

The worst case is they have 1 property workout where they were lucky to get a tenant in that asset class and they think they can replicate that time after time and 4 or 5 properties in the luck runs out and it becomes a nightmare when they make little to no money. 

But its so easily replicated that if you even hint of what it is someone will steal your idea. 

Jon's approach is just not going to be replicated, but removing an entire post that violates the rules can be done while leaving the balance intact.
