Don't get me wrong, it is hard to replicate years of experience, through thousands of transactions, I completely get that. 

If you replicated your analysis of the best markets today, would Omaha still win out?  

If anything seek out a mentor who has full on system you can replicate to shortcut your path to growth and a proven track record of the system working for themselves but also for their clients (ie. the group that I run has purchased 183 properties since January 1 fo this year... during a downturn and a pandemic).

The worst case is they have 1 property workout where they were lucky to get a tenant in that asset class and they think they can replicate that time after time and 4 or 5 properties in the luck runs out and it becomes a nightmare when they make little to no money. 

For this one person who will succeed, there are probably 30 who would not do the homework and never moved forward.The big gain will be he will have a system that he can replicate and Scale.  

Bear in mind though that of course they would say this.They’ve indicated that they cannot replicate the data.

Regionally, its terrible for the locals to try and replicate unless they already made it big before the boom from the 90s... or they are some sort of local drug lord.

Thats why I'm slowing down my spending waiting for better opportunities to come.Cash is also a position.those market conditions are going to be hard to replicate.. maybe something else will causes massive devaluation of real estate ..  

If you're not willing to find the hot markets, find a property with a 15% equity position, make sure the property cash flows by doing the real math, find the lenders, contract out the work that every house requires to attract renters, SELL the "compassionate financing" system and replicate this over and over then you'll never take action!
