@Phil Evans - to reiterate what a lot has already been said, but, Manayunk/Rox is a very popular area for Real Estate Investing and renters.

You could be in orange mound but then also close to the pink palace and everything in between.

I would highly suggest though if you have time today to come attend my event in Salt Lake, Hawaii (Near Ice Palace, and JBPHH) from 3pm - 6pm.

As a deep-seated cultural prejudice, I don't like living in places where the ceilings are not flat white -- there's a saying where I'm from that only palaces and bordellos have colored ceilings.

Tryon Palace is another amazing historical site that is amazing for tourists.

I'm not looking to make it a palace, I'm just trying to get ideas from people that have been around the business for a while.

in my experience, people who try to sell by owner are convinced that they can do a better job than a Realtor and that their property is a palace which should be worth 25-50% more than neighbor's house
